PARKING – Some apartments have parking and some don’t have parking. This information is posted on the website for each individual apartment and specified in the initial quote.
“INTERNET – Most apartments have internet access. But if the apartment you are staying in does not have internet access, we recommend you purchase a pre-paid mobile WiFi device. These are easily purchased from supermarkets, leading department stores” and Australia Post outlets. Approximate cost for a pre-paid WIFI device is $79.00 which includes enough data to get you going. Then you can increase the data to suite your requirements.
CLEANING & EXTRA SERVICES – A fee has been included on your account for the cleaning of the property on departure. Guests are required leave the property neat and tidy on departure date, failing to do this could incur additional cleaning fee if the status requires extra cleaning job for recovery.
Our apartments offer a non-smoking environment, should you smoke you will be charged $300+GST for cleaning and deodorising.
UTILITIES – Electricity and/or gas charges are included in the rental, however, Guests may still be responsible to pay for “Excess charges” should they use more than normal consumption.
DAMAGES & BREAKAGES – It is expected that any breakages or damage as a result of your occupancy will be “made good”. The tenancy is based on a high level of good faith. A security deposit is required for all properties. Damage that is not fair wear and tear will be charged to you. Should the occupant report a malfunction of any item in the property, the Occupant hereby agrees to provide a reasonable period of time to the Agent/Landlord to rectify the problem, without refund of any rent amount to the occupant.
LOSS of KEYS & LOCKOUTS – $200 to $300 per set will be charged if apartment keys and security swipes are lost during your stay. If a guest is locked out of the premises a charge of $150 may apply for after hour call outs.
PAYMENT – Accommodation is paid for in advance. Prices may vary without notice and will be confirmed at the time of booking. Security deposits will be required for all properties. These will be refunded after departure following inspection by the property manager by direct deposit (Australian accounts only), or credit card (less non-refundable credit card processing fee from original payment).
REFUND and CANCELLATION POLICY – When cancelling your booking completely, a standard administration fee of $350.00 will be charged to your credit card or your account. The cancellation fees are scheduled as below guidance: Over 30 days before arrival date – 75% refund; 15-30 days before arrival date – 50% refund; 0-14 days before arrival date – no refund.
Any cancellation on a booking over Christmas or New Year is non refundable.
AMENDMENTS and EXTENSIONS – Once you have commenced your occupancy, if a booking is for up to 4 weeks, we require a minimum of 14 days notice for any amendments. If a booking is for 2 months or longer, we require a minimum of 28 days notice for any amendments. Reductions: If you reduce your stay without 14 days or 28 days notice you will be charged up to a 2 weeks or 4 weeks rent. If the stay is shortened, a higher rate may apply. The new rate will be calculated from the initial check in date. Extensions: If you require to extend, 14 days notice must be given. Extensions are at the discretion of the Agent and no guarantee is given that an extension will be granted. Any pre-paid amount is forfeited once the accommodation has started.
Security Deposit
Security deposit is mandatory for all bookings and is fully refundable after check out if the property is left in a reasonably clean and fair condition. It has to be collected before accommodation commenced. The amount is equivalent to 1-4 weeks rent depending on the duration of stay. As we do not store client’s financial details in record, it is the guests responsibility to provide us with nominated bank details for refund to be processed after they checked out.
